Preparing for a first conversation about your home

What to have on hand, what to ask, and what you do not need to share when you first speak with a real estate professional.

You do not need much

A first conversation is about understanding your questions and the property. You do not need to have decided anything, and you do not need to bring documents.

Helpful to have on hand

  • The address and type of home
  • Approximate size, bedrooms, and bathrooms
  • Major updates or known issues, such as a roof or plumbing
  • Any timing you are working around, such as a school year or lease
  • If strata: whether you have recent strata documents

Useful questions to ask

  • What would you look at to understand the home’s market value?
  • What would a sale involve for us, step by step?
  • How would communication work if both owners are involved?
  • What would you need before doing anything further?

What you do not need to share

There is no need to discuss the reasons for your separation, legal documents, or detailed finances. Mortgage figures and agreements are for your lender and lawyer. Share only what helps with the real estate questions.

After the conversation

You should come away knowing what information could be prepared for you and what the suggested next step would be. Nothing should proceed until you, and anyone else who needs to agree, are comfortable.

General real estate information, not legal, tax, or financial advice.

Want to talk this through for your home?

General guides only go so far. A conversation can apply this to your property and timing.
