Coordinating a sale with your next home

Questions to think through when a sale and a move need to line up, whether your next home will be purchased or rented. General information only, not financing advice.

Timing is the main question

A sale has a completion date and a possession date. Your next home — bought or rented — has its own dates. The goal is to understand how those dates could line up, and what happens if they do not.

If you plan to buy

  • What price range you could consider — a question for your lender or mortgage professional
  • Whether you would buy before selling, after selling, or try to align both
  • What a purchase offer conditional on your sale might look like, and how sellers tend to view it
  • Which areas, home types, and must-haves matter most

Only your lender or mortgage professional can tell you what financing may be available. This website does not provide financing advice or approvals.

If you plan to rent

  • When a rental would need to start, and how much overlap you can manage
  • What landlords typically ask for, such as references and a deposit
  • Whether a short-term rental or storage could bridge a gap

Questions to bring to each adviser

  • Lender: payout and any penalty on the current mortgage; options for a new purchase
  • Lawyer: any agreement or process that affects the timing of a sale or purchase
  • Real estate professional: typical timelines in your area and how completion dates are negotiated
